Viva Retirement Communities is redeveloping 146-150 Laird Drive in Toronto’s Leaside neighbourhood. The development is comprised of two main seniors rental retirement buildings, one at 7 storeys and one at 8 storeys. The total unit count is 253, divided between 73 assisted and 180 independent units.
The design incorporates the north, south and east facades of 150 Laird Drive, a heritage designated, 1928 administrative building. The preserved façade will be integrated into the 8 storey north building, with a modern structure above featuring a primarily glazed exterior. The 7 storey south building will have more traditional exterior finishes including brick and precast concrete to create a relationship with the retained façade to the north. The remaining exterior envelope will consist of a window wall system with vision glass, spandrel glass and aluminum panels.
The ground floor of both buildings will function as a single continuous level and includes a dining room and full production kitchen, a wellness spa, pool, salon, coffee shop, games room and an administration / office area. Residents are served by a three-level underground garage containing 186 parking spaces.
